There are no service professionals whom I’ve worked with, at any point in my professional or personal life, whom I would recommend more highly than Denise & Bill. My wife Yvonne and I have completed several real estate transactions using their services over many years.
Our most recent transactions were buying and then selling in Beacon Hill, and I cannot say enough about the way they handled the process from start to finish. We bought a penthouse condo using Denise & Bill, and they helped us successfully win in a competitive, multiple bid situation.
They helped us keep it rented over several years, consulting with us many times in negotiating with tenants and making sure we were getting good, high-paying tenants. We had originally planned to permanently move into the property on Beacon Hill from our large Belmont home (which we had also bought using Denise & Bill, also in a very competitive multiple bid process).
It was a difficult decision to sell the condo, but we ultimately decided we wanted to stay in Belmont after all. (And I was very tired of being a landlord! So we didn’t want to keep both. Denise and Bill were right in step with us at every point and always gave us invaluable advice. Once the decision was made, they immediately advised on, and helped implement, numerous upgrades to get the property ready for market.
Denise and Bill had the property staged using their fun, handling all aspects of the move. When Yvonne and I saw the photos and the 3D imaging we almost had second thoughts about selling because it all looked so amazing!
The marketing of the property was way above our expectations, and they kept us informed at every step so we didn’t have to second guess or wonder if our property was being represented in a way to achieve the result we were looking for. They had a strong turnout over three days of showings and open houses. We got a great offer early, but with their advice held until we got the full benefits of the marketing effort. They were able to solicit 5 bids, of which 2 dropped out quickly, and ultimately one potential buyer who had seen it over a video conference made a contingency-free offer $125,000 above the asking price -- much more than we were expecting!
I am certain that would not have happened without Denise’s and Bill’s savvy negotiation throughout. They made recommendations which we leaned on heavily, and they provided us with full details of the negotiation at every step. Moving though the closing process was stress-free as Denise and Bill took care of each detail so we didn’t need to be concerned.
