Details - A Note from the Seller
I would like to tell you a little bit about my home. I designed and constructed it in 2007 to be the most sustainable house in Massachusetts - the first house in the state and, at the time, only the 12th house in the United States to achieve a LEED® Platinum Certification.
There are more than 60 sustainability features incorporated into the structure – all of which contribute to a more comfortable, healthy, and energy-saving living environment. Here are just a few:
Air Fresh: The house is equipped with an Energy/Heat Recovery Ventilation (E/HRV) system that brings into the bedrooms filtered fresh air 20 minutes of every hour to improve interior air quality.
Air Conditioning: There are two Fujitsu “split AC units” in the stairwell. Normally the ceiling fans in each room will take care of cooling during most warm weather days.
Fans: Each room is equipped with a ceiling fan. In the living room and master bedroom the fans are state-of-the-art multi-speed remote controlled fans by BIG ASS Fans. During warm weather, the fan is generally sufficient to reduce temperatures to a comfortable level in all but a few very hot days.
Heating: Each room is equipped with a thermostat to control the radiant floor heating system. To save energy and greenhouse gases, simply reduce the temperature to 60 during while you’re away and then raise to a comfortable level when you return. The boiler is manufactured by the German company, Weissmann, one of the most energy-efficient and reliable boilers on the market.
Laundry: A Bosch washer and dryer are on the second floor.
Parking: Two off-street parking spaces with a convenient outlet to charge an EV.
Smoke alarms: Every room is equipped with a smart Nest smoke alarm and CO detector. They are centrally connected so if the alarm goes off in one room, it will trigger alarms in all rooms.
Appliances: all new or almost new Bosch induction stove (two years), refrigerator, and dishwasher (two months).
Ventilation for the bathrooms: There is a control panel in every bathroom to start the ventilation. Press once to run for 20 minutes. Press twice for 40 minutes and three times for 60 minutes. If you do nothing, it automatically draws out the air for 20 minutes every hour.
Windows: Because of the HRV system and fresh air is circulated for 20 minutes every hour, you rarely will feel the need to open the windows for fresh air. Note that windows and doors are triple-glazed. Many windows are “awnong windows” that enable them to stay open while not allowing rain in.
Solar System: There are 21 photovoltaic panels LG 320s on the front roof that were expected to produce 1,485kWh/yr. The current owner has not paid anything for electricity in over a year. There is also a solar hot water system on the roof that reduces natural gas consumption.
Insulation: The house is very heavily insulated with Icynene. ICYNENE is a 100% water-blown, closed-cell, medium-density spray foam insulation and air barrier material. It has performance advantages such as high insulation R-value, vapor retarder, and its ability to deliver additional load capacity in a structure resulting in long-term building protection. Windows are triple-glazed. Basement sills, walls, and floor are also insulated.
Roof deck: on the third floor is made of mahogany
Roof: is made of steel.
Landscaping: Mostly native and indigenous plant species that require little or no maintenance. Most stormwater is absorbed on-site.
Perimeter fence and garden shed: installed two years ago at a cost of $60k, along with the retaining wall that supports it along the side and rear.
