Offered jointly by both property owners for $3,400,000
Two lots, two deeds, two separate owners who have come together to sell together to create one amazing opportunity.
Every once in a while a building of this stature comes to market. Two unspoiled early 1870’s Mansard Victorian side-by-side single-family homes, owned by two separate owners, are being offered to the market jointly. Built by M.M. Bigelow in 1873, most of the buildings of this type in Cambridge have long been converted to condominiums. Your chance to restore this property to grandeur with options for condos or two grand single-family homes (perhaps with auxiliary apartments) or the unusual commercial zoning of O1 expands the use to other commercial/ institutional potentials. A four-car parking plan has been approved by the City. With nearly 7,800 finishable square feet, many architectural features remain- high ceilings, crown moldings, wood floors, three-story bay windows, original staircases with electrified newel posts, and deep trim. Prime Mid-Cambridge corner lot across from the City of Cambridge Annex building, between Inman Square, Central Square and not far from Harvard and MIT. Within the Mid-Cambridge historic district but not on the local historical register and not on the National Historic Register - which makes renovation much more enticing.

Noteworthy History
.
The two mansard Victorian, side-by-side single family homes were built for Melville Madison Bigelow (Aug 2, 1846-May 4, 1921) in 1873. He was a brilliant legal scholar who pioneered the research of medieval law, the history of Common Law. His research in this field would give him international renown, especially in England. His treatises for the practicing lawyers and courts, as well as textbooks for law students, engendered a growth in the study of the history of law and its applications. The 1872 BU Law School which he helped found, not only benefited from his scholarship, but also from his many years of teaching there as faculty member. The property stayed in the family until the mid-1940's.

Showings and Offers
Both owners understand the value of offering the property for sale together to allow for restoration of the entirety. An initial single offer should be submitted for both properties jointly. Buyer understands that the offer will be reviewed by two separate owners who, once terms are agreed to, will divide the price accordingly, and require the buyer to close both properties on the same date. Upon acceptable offer terms with Buyer and both Sellers, two separate offers will be rewritten and executed. Therefore, two separate escrow deposits and two subsequent purchase & sale agreements will be required, as there are two deeds, two properties, two different owners.
