Regina Pizzeria & a Memory That Glows

11/27/2025

Picture
This year’s holiday card features Regina Pizzeria, a Boston landmark that has welcomed neighbors and newcomers since 1926 at its original location at 11 1/2 Thatcher Street.  If you haven't been, it is worth the line for the experience!  It is more than a beloved slice of the North End. It is the place where Denise and her father shared one of their happiest afternoons together.
On a hot summer day, they sat in this very spot with a crisp pitcher of Coors Light and a brick oven pizza that came out bubbling and perfect. He rarely ate out, yet he talked about that day often, always with a smile that carried a quiet pride. He loved Boston’s North End, its narrow streets, Paul Revere’s House, and the Old North Church where lanterns once signaled a turning point in our history nearly 250 years ago.
This card was created in May as Denise and her family prepared to lay her father to rest in Minnesota. It stands as a tribute to his stories, his laughter, and the steady light he brought to her life.
Hold the card up to the glow of a small light and let it illuminate the windows. Remember that it is the small moments, shared over pizza or laughter or a walk through old streets, that become the threads that hold our lives together.
The Regina Pizzeria card is the second piece in the New England Lantern Series. The first design, released in 2024, featured 78 Beacon Street, the stunning brownstone with double bay windows and festive greenery along The Public Garden. Set side by side, the two cards begin a growing village of New England landmarks. Each one folds flat for safekeeping and comes to life when placed on a branch, a tablescape, or above a flameless tealight. Over the years, we hope these lanterns will gather into a tiny landscape of places that carry the spirit of New England.

Missing a year? Email or text us, we have a few extras and we will pop one in the mail!

Ideas for next year’s design are always welcome! Denise periodically works throughout the year on the project.  If you would like to share your thoughts, you can join the short survey below and help shape the next lantern in the series.

At the meeting of Cross Street and Broadway stands a classic East Somerville two-family that represents what every investor and homeowner looks for: a solid property with room to equity imporovement. 4 Cross Street is an end-unit rowhouse with strong bones and appealing details like exposed brick, hardwood floors, and two private decks. Both units are vacant and ready for the next owner to refresh and make their own.

The first-floor apartment offers two bedrooms, a full bath, and direct access to a rear deck. The upper duplex includes three and a half bedrooms, two baths, and an open layout with a deck off the kitchen. The basement is clean, high-ceilinged, and ready for storage or a workshop. With separate utilities, updated electrical, and gas systems in place, the structure is practical and sound.

Step outside and you’re surrounded by the best of East Somerville: a French bakery just around the corner, diverse restaurants along Broadway, and the energy of the East Somerville Main Streets initiative bringing new life and creativity to the area. With quick access to Assembly Row, downtown Boston, and public transit, this property sits right at the intersection of convenience and potential.

4 Cross Street isn’t a flip or a fantasy. It’s a real opportunity for someone ready to put in thoughtful updates and build long-term value in one of the most promising corners of Somerville.

A Love Letter to 65 Blake Road
At the corner of Blake Road and the quiet Boulder Road cul-de-sac, tucked in the heart of Lexington Manor, sits a home that doesn’t just provide shelter,  it tells a story.

This is 65 Blake Road, a Colonial Revival built in 1942, and lovingly expanded since. It's a home that holds onto its heritage while embracing the rhythm of modern life. The kind of place where you feel something as you cross the threshold — a quiet pride, a sense of continuity, the unmistakable warmth of careful craftsmanship.
Outside, a bluestone path winds through perennial beds that bloom in gentle waves. Over the garage, a hand-cut shingle of Captain Parker, Lexington’s Revolutionary hero, keeps quiet watch. And hidden in the stair newel post? A 1942 Liberty Half Dollar,  a silver coin marking the home’s beginnings and its enduring spirit.

Inside, the original charm lives on. Sunlight moves across hardwood floors, warming each room. The dining room’s built-in hutch glows with age and memory. The living room offers space to gather, with a wood-burning fireplace at its heart. A sunroom invites quiet reading or morning coffee. A cheerful powder room welcomes guests.

And then, a transformation. A thoughtful addition at the rear of the home expands the living space into something truly special. The kitchen is generous, filled with cherry built-ins, radiant floors, a Wolf 6-burner range, a wine cooler, and room for everyone to linger. It’s the kind of space where dinners stretch long and laughter fills the air.
Upstairs, the vaulted primary suite offers calm, with two walk-in closets and a spa-like bath. Three additional bedrooms, each with character, light, and warmth,  share a full bath and thoughtful built-ins.  Downstairs, the finished basement opens up even more possibility: a game room, movie nights, a second kitchenette, and even a private entrance via a spiral stair.  Out back, there’s charm and function in equal measure: a fenced yard perfect for pets, a cozy fire pit, a sweet garden shed tucked in the corner. All supported by carefully updated systems — three heating zones, central AC, Ring cameras, and wired safety features.

What makes Blake Road truly special isn’t just the features, it’s the feeling. The sense that every corner has been cared for, that this house has been lived in with love.

From the Liberty coin to the garden gate, 65 Blake Road is more than a home. It’s a legacy. And it's ready to begin its next chapter with someone new.

Let’s start with the light: large windows frame sweeping views of the neighborhood and skyline, filling the living room with sun. The custom shutters aren’t just beautiful—they’re practical, adding privacy and warmth with a subtle nod to traditional design. You’ll find 10-foot ceilings, a gracious open floor plan, and space that actually lives well. The Last Mansion built in East Cambridge

7/21/2022

When a property that is so recognized by the community enters the market, you can’t help but pause and think of the part that this building has played in so many lives.  A place of reverence, respect, and lifetime celebrations.

Architecturally significant, it was the last mansion built in East Cambridge.  Sitting stately on the corner of Sixth and Otis, the home is neighbored by the historic Sacred Heart Church and enjoys views of its opulent façade from all of the home’s west-facing windows.  The demolition of two houses occurred to build what would be the home for Ms. Catherine Coveney by Architect John Muldoon, the Chief Designer at the Irving & Casson Furniture Company.  Built in the Queen Anne style with a nod towards Greek Revival, the remains of the bow front and palladium windows can be seen from the front and graciously enjoyed from the second floor rooms.

The typical Queen Anne signature staircase with its several changes in direction, can still be enjoyed inside.  The Palladian arch, which was carried into the interior moulding details is inside on the second floor, and the deep egg and dart crown moldings are highlighted throughout the first-floor rooms.

Not to be missed are the restored and typical Victorian fireplaces on the first floor; with three other mantels still remaining in place throughout the second floor.

Upon entering, though commercial in nature, you can quickly feel the building yearning for restoration to residential use.  The Residential C-1 zoning allows the new owner to restore it to its once grand single-family nature, creatively carve out condominiums or take advantage of the open first floor and handicap accessibility for non-profit use.  Newer HVAC warms and cools the building, newer electrical and wood double-paned windows on the first and second floor, and a slate roof make this a wonderful investment.  With those costly upgrades complete, this leaves the new buyer room for creativity in the building’s new story.

What will the new life of 140 Otis Street look like? Our website hosts basic zoning possibilities to help you begin your own due diligence.  We would enjoy showing you the over 7,500 square feet of potential.  We are deeply honored to be presenting this home to the market with its historical provenance.  For 48 years the current owners have created a bedrock of solace and a staple to Cambridge’s culture while loving and painstakingly maintaining the home for the next generation of owners. With them, we look forward to seeing the next chapter in the property’s 127 year history.

Welcome to 140 Otis Street in the heart of East Cambridge.

Nothing less than inspiring

Walking through the front door, the glistening of the river current upon the Charles River first catches your eye and draws you directly to the window like magnetism.  The ripples immediately have a calming effect on your eye, then lifts your mood.  The bright sails of the boats drift by, the gliding kayaks paddle around the moored boats.  Lifting your gaze you’re struck by the graceful expanse of the newly restored Longfellow Bridge as the Red Line train moves steadily to and fro from the MGH stop to the Kendall Square stop.  Further in the distance the gold dome of the Massachusetts State House draws your attention to the full, unobstructed view of the downtown Boston skyline.  Simply stated:  This view is nothing less than INSPIRING.

Now about the condo that hosts these views.  This two bedroom, two bath single floor living condominium is in the sought after Esplanade building in Cambridge’s tech-vibrant Kendall Square.  It offers a newly remodeled kitchen with bright white tile, granite countertops and wine storage.  Featuring an open floorplan with a view over the kitchen bar to the dining room and living room.   A large primary bedroom suite hosts two large closets and an en suite bathroom with double sinks, deep soaking tub and separate shower.  The full hall bath serves the guest suite or den.

If you are seeking convenience and ensured single floor living, this is the spot.  The one secured garage parking space is very near the unit’s garage entrance, so no elevator use is necessary once you drive in.  A deluxe lap swimming pool, large exercise facility, and luxurious conference room round out the must have, indulgent amenities.  As a self-managed building that runs like a tight ship, you are ensured fresh hallways, an inspiring lobby entrance and concierge services one would expect in a top-shelf building.

Welcome to Unit 304 at 75-83 Cambridge Parkway, Cambridge

Unspoiled Opportunity

9/8/2021

There is much more here than meets the eye. A prime lot on the corner of Broadway and Inman Street in the heart of Mid-Cambridge, yes. But, there is so much more.

Upon your first entry, you might be a bit distracted by the years of carefully curated collections of a well-traveled life, of art book collections upon every flat surface or stacked high in the corners. Your eyes may be overwhelmed with loved objects both personal and intrinsic, artistic and collected. Then you find yourself moving from room to room, losing track of the bedrooms, then losing yourself in the structure's almost 6,000 square foot time capsule within a floorplan mostly unaltered from the early-1870’s. Notice the deep baseboards swooping into the original worn staircases with hearty newel posts and electrified post lights. The plaster medallions, pocket doors, ceiling moldings, and picture rails still remain. Not much has changed since it was built except for some décor choices and a few bathroom, and kitchen updates. But mostly, the best description of this Mansard Victorian paired home is: Unspoiled Opportunity.

How many of these still exist in Cambridge? One can only guess not too many. These two attached single-family homes are being offered jointly by their separate owners who have both lived in each property for nearly 40 years. Together they know that finding the right buyer means finding either someone or some institution that  understands what a special place this truly is. Recognizable not only for its location, but for its potential. Someone with inspiration, work ethic, and foresight, who can see through the blushing exterior paint upon the eaves and original moldings. Someone who can mend a few of the time-worn bones and in their mind’s eye see a show-stopping, breathtaking restoration. Perhaps seen as two grand single-family residences (maybe with auxiliary basement apartments) or rather four sumptuous condominiums all mostly buildable by-right. Unique zoning of O1 might allow for office space or institution use. Opportunity awaits the wise, creative and steadfast buyer who wants to own this prime corner in Cambridge.

We are deeply honored to be representing these two homes to the market with the historical provenance of the original owner and the difficult (bittersweet) release of a property that has been called home by two wonderful owners for 40 years. With them, we look forward to seeing the next chapter in the property’s 148 year history.

Welcome to 343 & 343 ½ Broadway in the heart of Mid-Cambridge.
